Frequently Asked Questions

What is AskFletch?

AskFletch is sales judgment training for Realtors in the AI era.

AskFletch helps real estate agents practice what to say and do at the most important point in the sale: when a buyer raises an objection, stops moving forward, cannot decide, or is ready to give up.

Instead of simply giving agents a script to memorize, AskFletch puts them inside real-world sales situations and challenges them to think through the problem, compare their judgment with AI suggestions, and decide how they would respond professionally.

The goal is simple: help agents become better judges at the point where the sale is either saved or lost.

What is a sales "simulator"?

A simulator is a practice experience that recreates a real-life situation so a person can test their decisions before they face that situation in the field.

An AskFletch sales simulator places the Realtor inside a real sales objection, such as:

  • "The kitchen is too small."
  • "They decided to stop looking for a home."
  • "They cannot make up their minds."

The agent must respond in writing, compare their response with AI-generated suggestions, decide what they believe is the best answer, and then see how the objection was handled in a real sale from David Fletcher's experience.

The simulator is not about guessing the "right script." It is about practicing judgment before the agent is standing in front of a real buyer with a real sale on the line.

Is this traditional sales training?

No. AskFletch is not traditional sales training.

Traditional sales training often teaches scripts, presentations, motivation, lead generation, or the general sales process. AskFletch is different.

AskFletch focuses on one critical moment: the point in the sale when the buyer raises an objection, and the agent must decide what to do next.

Your agents are not simply told what to say. They are challenged to think, use AI as a comparison tool, evaluate their own responses, and make professional judgments.

There is no pass-or-fail scorecard. The agent must perform, reflect, compare, and decide. That is the purpose of the simulator: to help Realtors strengthen their judgment where judgment matters most.

How many times may I revisit the simulator?

As many times as you need to.

The AskFletch simulator is designed to be used more than once because sales judgment improves with practice, reflection, and real-world experience.

There may be times when you have just received word that a sale is probably lost, and you need a quick refresher before deciding what to do next. There may be times when you want to use the simulator before showing homes, so your thinking is sharper before you walk into the appointment.

A team may want to work on the same simulator topic together, compare their responses, and then compare them with AI recommendations. A broker may want every agent to complete the same simulator and then discuss the judgment issues as a group.

You may also want to run the same objection through different AI bots using the exact same prompt, so you can compare how ChatGPT, Copilot, Gemini, or another AI tool responds.

The simulator is not a one-time lesson. It is a practice tool you can return to whenever you need to sharpen your judgment at the point of sale.

Will I need to renew at some point?

No. Your access does not require renewal.

AskFletch provides lifetime access, meaning you may continue to use the simulator as long as you are actively licensed as a real estate agent.

That allows you to revisit the simulator whenever you need it — before a showing, after a difficult buyer conversation, during team practice, or when you want to sharpen your judgment on a specific sales objection.

The simulator is designed to remain available as a professional practice tool throughout your real estate career.

Do you plan to add more case studies?

Yes. We plan to continue adding new case studies.

There is no end to the number of real sales situations Realtors face in the field. Buyer objections, hesitation, indecision, lost confidence, pricing concerns, home condition issues, and "we're going to wait" conversations happen every day.

AskFletch will continue adding simulator case studies based on the kinds of judgment moments agents actually run into with buyers.

You are also welcome to submit a real case study for our consideration for publication. If your situation is selected, it may become the basis for a future AskFletch simulator topic.

The goal is to keep the simulator library practical, current, and connected to the real sales challenges agents face every day.

Is David Fletcher the "Fletch" behind AskFletch?

Yes. David Fletcher is the "Fletch" behind AskFletch.

You may have purchased one of the 6,500 courses David sold over the last 10 years to Realtors who wanted to learn more about selling new homes through the company he founded, New Home Co-Broker Academy. Blame it on AI, but that course aged out. The real estate sales world changed, and AskFletch replaced it.

David Fletcher is a lifetime achiever, now retired in Orlando, Florida. Over his 20-year onsite sales career, his sales teams sold more than $3 billion in new homes across more than 50 communities.

AskFletch brings that field experience into a new kind of training for today's Realtor: sales judgment practice for the AI era.

Who is AskFletch designed for?

AskFletch is designed for licensed real estate agents who want to improve their judgment at the point of sale.

It is especially useful for agents who have experienced buyer objections, indecision, hesitation, or lost sales and want a better way to practice before facing those moments again in the field.

Why would a broker provide AskFletch to agents?

A broker may provide AskFletch because agents often need more than motivation, scripts, or general training.

They need practice making good decisions when a buyer raises an objection and the sale is at risk.

AskFletch gives brokers a practical way to help agents think through real sales problems, compare their judgment with AI recommendations, and discuss the decisions that can determine whether a sale moves forward or is lost.

What kinds of objections does the simulator cover?

AskFletch simulators are based on real sales situations that Realtors face in the field.

Examples may include buyers saying the kitchen is too small, deciding to stop looking for a home, being unable to make up their minds, losing confidence after failed offers, or needing a different path forward before they give up.

Each simulator focuses on a sales moment where the agent's judgment matters.

Do I receive a certificate?

Yes. A completion certificate is provided after completion of the first simulator session.

The certificate confirms that the agent completed the simulator experience.
